Harga Rumah Bekas di Jakarta Selatan Naik Paling Tinggi

Jakarta - Kawasan Jakarta Selatan masih menjadi surga bagi investor yang ingin investasi rumah di pasar sekunder (rumah bekas). Di kawasan ini tercatat pada triwulan II-2012 kenaikan harga rumah bekas mencapai 4,1%.

Demikian hasil survei Bank Indonesia (BI) untuk pasar sekunder properti residensial yang dikutip detikFinance, Selasa (28/8/2012)

"Terjadi pada rumah segmen atas sebesar 4,26% maupun menengah 2,77%. Pembangunan beberapa area komersial serta lokasi yang berdekatan dengan Central Business District (CBD) membuat Jakarta Selatan memiliki harga properti residensial tertinggi," jelas survei itu.

Secara umum harga rumah bekas di Jakarta pada periode tersebut meningkat 3,7%. Untuk tipe rumah bekas segmen atas naik 3,67% dan rumah segmen menengah naik sebesar 3,31%.

"Kenaikan harga properti residensial di pasar sekunder Jakarta pada triwulan II-2012 lebih tinggi dibandingkan dengan kenaikan harga properti residensial di pasar primer (rumah baru) di wilayah Jabodetabek dan Banten yang hanya meningkat 1,38%," katanya.

BI memperkirakan kenaikan harga rumah bekas di Jakarta pada triwulan III-2012 akan terus berlanjut, dengan kenaikan hingga 3,23%, dengan kenaikan harga rumah bekas tertinggi pada tipe rumah tipe besar 3,6%. Kenaikan harga rumah bekas tertinggi diperkirakan di wilayah Utara mencapai 8,44%.

"Secara umum pertumbuhan harga rumah berada di bawah harga tanah pada kedua tipe rumah," jelas laporan BI.

Berdasarkan wilayah pertumbuhan harga rumah bekas di wilayah Jakarta Pusat semakin mendekati pertumbuhan harga jual tanah dan bahkan lebih rendah.

"Harga jual tanah rata-rata di wilayah Jakarta Pusat masing-masing sebesar Rp 9,36 juta per meter persegi dan Rp 3,84 juta miliar," jelas survei ini.

Survei properti residensial untuk pasar sekunder oleh BI dilakukan sejak triwulan I-2011 terhadap responden di lima wilayah Jakarta antaralain Jakarta Barat (Kebon Jeruk, Tanjung Duren, Citra Garden), Jakarta Timur (Menteng Metropolitan, Pulo Mas dan Jatinegara Baru), Jakarta Selatan (Pondok Indah, Cilandak/Pasar Minggu dan Tebet), Jakarta Utara (Kelapa Gading, Sunter dan Pluit), dan Jakarta Pusat (Menteng, Cempaka Putih dan Kemayoran).

Jumlah data mencakup 60 rumah besar dan menengah di lima wilayah Jakarta. Dalam survei ini untuk katagori rumah menengah adalah rumah dengan luas bangunan 80-150 m2, rumah besar dengan luas di atas 150 m2.
